How it works

How Note investing works

A clear look at exactly what you're buying, how you get paid, and why it's safer than it sounds.

01

What is note investing?

Imagine your friend takes out a loan from a bank to buy a house.

Every month, they pay the bank back a little bit, plus interest.

That's how the bank makes money.

Note investing means you become the bank.

Instead of the bank collecting those monthly payments, you buy that loan from the bank, and now the homeowner pays you instead — every single month.

No fixing toilets. No finding tenants. No dealing with a property at all. Just collecting a monthly check, like a bank does.

02

Two ways to get in: whole loan or a piece

Option 1 · Buy the whole loan

You pay for the entire debt. Every monthly payment comes to you, 100%.

  • Costs more money upfront
  • You get all the income

03

Why "1st lien" matters — who gets paid first

If a homeowner stops paying and the house has to be sold to recover the money, not everyone in line gets paid at the same time. Think of it like a checkout line:

  • 1st lien = First in line. You get paid first, before anyone else.
  • 2nd lien = Second in line. You only get paid if there's money left after the 1st lien is paid.
  • Unsecured = No line position at all. You might get nothing.

04

What's an LTV ratio? (The safety cushion)

LTV = Loan-to-Value. It just compares how much is owed vs. how much the house is actually worth.

The smaller the loan compared to the house's value, the safer the investment.

05

How you actually make money

  • Every month, you get a payment — like rent, but from a loan, not a tenant
  • Typical earnings: 8% to 12% per year
  • It's steady and predictable — it doesn't move up and down based on the stock market
  • You can either cash out your monthly payments or reinvest them to grow faster

06

What are construction notes?

Sometimes, instead of lending against a finished house, you lend against a house that's still being built. Why this can be a good deal:

  • These loans pay more — usually 10–14% instead of 8–12%
  • They don't last as long — usually 6 to 18 months, so you get your money back faster
  • As the house gets built, it becomes worth more — so your investment gets safer over time, not riskier

07

Why people choose wholesale lending

  • Every loan is backed by a real house — not just a promise
  • Safety cushions built in — loans are kept well below what the house is actually worth
  • Deals are pre-checked — every opportunity is reviewed for risk before you see it, so you're not the one stuck doing that homework
  • Personal approach — matched to deals that fit what you're looking for
